Reservation: Booking is only confirmed after payment at reservation.
Cancellation: Free cancellation up to 14 days before check-in. If the reservation is made less than 14 days before check-in, cancellation is free of charge up to a maximum of 5 days before check-in.
Change of reservation: Alterations concerning the number of nights can only be made subject to availability.
Reservation problems: If the required apartment is unavailable for any reason on the dates initially booked or within 30 consecutive days before the check-in date, we will suggest a different apartment with similar conditions. If it is not possible to re-route guests, then a full refund of the initial amount agreed upon reservation will take place.
Check-in and Check-out:
- Check-in takes place from 3pm (till midnight). Check-out must be until 11am. Changes to these times are subject to availability;
- If on the check-out date the guest refuses to leave, Homes4you reserves the right to enter the apartment, remove belongings, change the lock and also to take any other measures that may be necessary (the guest will be responsible for the costs of this action);
- Any belongings left in the apartment can be returned on request. The guest is fully responsible for all expenses related to the process of returning their belongings.
Number of guests: The capacity of the reservation must be respected, limited to the maximum capacity of each apartment.
Stay Conditions:
- The reservation holder must be at least 18 years old and must stay in the booked apartment for the entire stay. Guests under the age of 18 can only be accommodated if accompanied by an adult who is the reservation holder;
- The reservation holder must provide a valid address, telephone number and email address;
- No pets (of any race, size or age) are allowed; Homes4you reserves the right to require guests to leave the apartment without any compensation or refund of fees paid if any animal is found inside;
- Smoking is not allowed inside the apartment;
- Under the terms of Article 45(1)(a) of the Convention for the Application of the Schengen Agreement, the accommodation of foreign citizens must be communicated to the Foreign and Border Service (SEF), meaning all those who do not have Portuguese nationality, and for this purpose they must provide all the information regarding their identification, up to a maximum of 24 hours before the check-in date, using the appropriate form.
General obligations and responsibilities of the guest:
- Guests must take care not to lose their keys or leave them inside the apartment. Guests must return all keys upon check-out. Additional fees will be charged for lost keys or lock-outs - amounting to 30 euros/key. If it is necessary to hire a locksmith service, the guest will be responsible for the full amount charged by the service provider: the service provider's fee is based on complexity, time and time spent;
- Guests are responsible for their behavior and that of all persons accompanying them. The apartments are located in residential buildings, so legal noise levels must be respected (according to the law, the night-time rest period is between 22h and 8h). Homes4you reserves the right to take the necessary measures if and when complaints are made regarding the misconduct of guests. If, after a reminder has been issued, guests reoccur, guests will be asked to leave immediately and no refunds will be possible;
- Guests are responsible for the costs associated with damage to properties. The guest, whose name is on the reservation, is responsible for the behaviour of the entire group and agrees to avoid any and all illegal or immoral activities;
- Guests are primarily responsible for their own safety during their stay. When leaving the accommodation, guests must ensure that they leave gas appliances turned off, windows closed, heating/air conditioning and lights off;
- If a guest becomes aware of anything during their stay that believes to be a risk to their health and safety, must report it immediately.
General management rights and obligations:
- Homes4you is responsible for the information and photos posted on the website. However, minor remodelling/aesthetic changes can take place at any time for the sake of guests' well-being;
- Homes4you is not responsible for any damage caused, directly or indirectly, that may occur during the guests' stay in the accommodation, such as personal injury, theft, robbery or criminal behaviour, losses due to fire or misconduct, etc. The same applies to any deficiencies in the supply services: gas, electricity, water, telephone or internet;
- All thefts, robberies or any criminal behaviour must be reported by guests immediately, as well as to the competent police or judicial authorities;
- Homes4you is not responsible for any occurrences outside the confines of the apartment, such as, cleaning and maintenance of the building, outside noise, construction, neighbours or any other matter not directly related to the accommodation itself.
